Why fall may be a great time to sell your Massachusetts home

As summer winds down, homeowners who have been considering a move may be wondering if they missed their opportunity. Should you wait until next spring when the market typically becomes more active?
Not necessarily.
About one in three existing home sales take place during the final four months of the year. That means the fall and early winter market is far from an afterthought, and for the right seller, it can be an excellent time to make a move.
Fall is busier than you think
According to the National Association of Realtors®, roughly one-third of existing home sales occur between September and December. Even more encouraging, that share has increased each year since 2023.
For Massachusetts homeowners, the fall market can be particularly interesting. While summer may bring more overall activity, the buyers who remain active into September, October and November are often highly motivated. Some are trying to purchase before the holidays, while others want to take advantage of available inventory before the market becomes even more competitive in the spring.

Current forecasts from Fannie Mae, the Mortgage Bankers Association, NAR and Wells Fargo point to approximately 4.16 million existing home sales nationwide this year. Based on the pace of sales so far, roughly 1.4 million additional homes are expected to sell between now and the end of the year.
That translates to approximately 11,800 homes selling every day this fall.
The message is clear: The housing market isn’t frozen, and homeowners don’t necessarily need to wait until spring to sell.
Mortgage rates are still influencing buyer decisions, but demand hasn’t disappeared. Buyers who are shopping now are still looking for well-priced, move-in-ready homes, and they can be especially attentive to properties that stand out from the competition.
Pricing and presentation matter
Selling successfully this fall isn’t simply about putting a sign in the yard. Price, presentation and marketing are more important than ever.
