Massachusetts real estate insights: Buyers are still making moves

If you’ve been thinking about selling your home, you’ve probably seen headlines suggesting buyers have disappeared. While today’s housing market has certainly slowed compared to the frenzy of a few years ago, the story here in Massachusetts is far more encouraging.

Across MetroWest, Greater Boston, and many surrounding communities, serious buyers are still actively searching for the right home. In towns like Holliston, Hopkinton, Ashland, Franklin, and Medway, well-priced homes that are thoughtfully prepared continue to generate strong interest. Buyers may be taking a bit more time to make decisions, but when the right property becomes available, they’re ready to act.

One of the best ways to measure buyer activity is by looking at pending home sales, properties that have gone under contract but haven’t closed yet. National data shows pending sales have recently outpaced the same period during the previous two years, despite mortgage rates remaining above 6%. That tells us an important story: buyers haven’t left the market, they’ve simply become more intentional.

We’re seeing that trend reflected throughout Massachusetts. Many buyers who delayed their move while hoping for lower interest rates are realizing that life doesn’t always wait. Whether they’re relocating for work, making room for a growing family, downsizing after retirement, or purchasing their first home, many have decided it’s time to move forward rather than wait for the perfect rate.

Today’s buyers are also among the most prepared we’ve seen in years. Most begin their search with financing already in place and spend weeks, sometimes months, monitoring new listings. When a home checks the right boxes, they move quickly because they know quality inventory remains limited in many local communities.

That doesn’t mean every home sells overnight. Today’s market is more balanced than it was during the peak of the pandemic housing boom, and buyers have become more selective. Pricing your home correctly, presenting it well, and investing in professional marketing are more important than ever. Homes that are priced appropriately and show well continue to stand out, while overpriced properties often remain on the market longer.

For Massachusetts homeowners, that’s good news. Although higher mortgage rates have changed buyer behavior, they haven’t eliminated demand. Limited inventory continues to support home values across much of the state, creating opportunities for sellers who understand today’s market and have a well-executed strategy.

The takeaway is simple: don’t let national headlines convince you that no one is buying homes. The market has evolved, but motivated buyers are still out there, and they’re ready to make offers on homes that are priced and presented competitively.
