Four-lot subdivision proposed off Jennings Road

The Holliston Planning Board has approved an informal concept plan for a four-lot subdivision at 103 Jennings Road. 
Representatives for the applicant were before the Planning Board in February to see if the board supported its concept plan for “The Trails at Jennings Hill” before the applicant fully designed the project. 
The board unanimously approved the Certificate of Action with four recommendations including: determine the disposition of open space, seek additional information from the Board of Health, consult the town officials regarding the road name, and seek a scenic road permit. 
Terry Ryan with Applewood Survey, Inc. in Holliston explained that the nine-acre lot is located toward the end of Jennings Road. The plan is to build a “short little road going in, 200 feet long” off the cul-de-sac which would then split into two common driveways.  
Ryan said the lot is fairly flat and is wooded with mature trees. He said the homes would be “fairly well hidden” except maybe in the winter. 
Two large trees need to be removed including a 14-inch tree that is within the right of way and will be replaced elsewhere on the property, and a 24-inch tree that is not within the right of way but is right on the centerline of the proposed road. 
There is an open space parcel which will incorporate walking trails currently on the site. 
“Along the southerly border of the overall parcel, and along the easterly border of the entire parcel, there is an existing decent path that runs all the way through on the northerly side of the plan. It connects up with the open space parcel that’s part of the Mohawk subdivision and turns and goes out to Jennings Road,” Ryan said. 
The applicant might add a path at the stone wall along the southwesterly edge that would lead back out to Jennings Road for walkers to make a complete loop. 
The applicant will be back before the board with a denitifiteve plan in the near future.
